Franklin BSP Realty Trust prices $1.08B CLO, unlocks capital for $1B in new loan

* Franklin BSP Realty Trust (NYSE:FBRT [https://seekingalpha.com/symbol/FBRT]) priced a $1.076B commercial real estate CLO named BSPRT 2025-FL12.
* The CLO has a 30-month reinvestment period, 88% advance rate, and a weighted average interest cost of SOFR+1.61%.
* Settlement expected on October 15, 2025; FBRT will also call three older CLOs from 2021 to 2022 at that time.
* FBRT will also finance a $500M asset pool via a money center bank.
* The combined transactions are projected to: generate $250M in cash, reduce financing costs by ~65 bps, enable ~$1B in new loan originations.
* Expected to contribute $0.05–$0.07 in incremental quarterly EPS.
