LTC makes $40M senior housing operating portfolio acquisition

LTC Properties (NYSE:LTC [https://seekingalpha.com/symbol/LTC]) closed on a $40M acquisition [https://seekingalpha.com/pr/20245271-ltc-advances-external-growth-strategy-with-40-million-shop-acquisition]for its senior housing operating portfolio ("SHOP"), advancing its external growth strategy, the real estate investment trust said on Thursday.

The acquisition consists of two recently built assisted-living and memory-care communities in Kentucky totaling 158 units. The communities are stabilized and are expected to deliver a year-one yield of ~7%. The transaction also brings a new operator, Charter Senior Living, into LTC's fold.

LTC (NYSE:LTC [https://seekingalpha.com/symbol/LTC]) has now completed 38% ($175M) of its projected $460M pipeline. Of that amount, $75M has been added to SHOP. The REIT expects to close on an additional $195M in SHOP acquisitions by mid-October and $90M more by the end of the year.

It plans to fund the new investments through its recently expanded line of credit, proceeds from previously disclosed property sales and loan payoffs in the second half of 2025, and proceeds from sales of common stock under the company’s ATM program.
