* Gaming and Leisure Properties (NASDAQ:GLPI [https://seekingalpha.com/symbol/GLPI]) will buy [https://seekingalpha.com/pr/20250462-gaming-and-leisure-properties-to-acquire-sunland-park-racetrack-and-casino-real-estate-assets]the real estate of Sunland Park Racetrack & Casino for $183.75M at an initial 8.2% cap rate.
* The property, on 157 acres, has 738 slots and 12 electronic tables across a 25,000 sq. ft. floor. Once added to GLPI’s Strategic Gaming Leases, rent will rise at 2% annually.
* The deal, expected to close October 15, 2025, will be GLPI’s second New Mexico property and is projected to be immediately accretive to AFFO per share.
